The Newpark Town Center and the surrounding Newpark real estate has become very popular. Maybe it’s the free outdoor concerts on the grass, hip restaurants such as Maxwell’s, the Swaner Preserve and open space, convenient trail systems for biking & hiking, or the stylish mountain contemporary architecture. Whatever the reason, values have increased and inventory for sale has really dropped in 2013.

The Newpark Resort Townhomes which comprise of 95 two bedroom floor plans adjacent to the Swaner Nature Preserve, built in 2005 with three different floor plans at 1,270 up to 1,483 square feet. So far through mid November 2013 there are thirteen closed sales and one current pending sale. The average price today combing all of the 2013 sales is $396,600 which is up 8% from $363,750 in 2012. In fact the townhomes have become so popular that we have properties go under contract with offers before they even hit the market for sale.

Another Newpark Real Estate community that has seen good activity is the Newpark Terrace condos. The Terrace is a new condo development in the heart of the Newpark Town Center that will make up 60 residences offering 2 and 3 bedroom floor plans. At the moment the Newpark Terrace Condos are not completed and are only taking deposits to lock-in a residence. As of mid November there are 30 residences under contract with deposits and expectations are construction will begin soon. There have been four sales in the Newpark Hotel Condos so far in 2013 with an average sales price at $302,616. This 2013 average sales price is also up compared to the 2012 sales where the average sales price of $227,525.
